11 Detailed Steps To Build An Office In A Warehouse
Share this:

The combination of factory and office is attracting the attention of business units due to its advantages, especially private enterprises. With this combination, the investor will significantly save the construction area but still meet the necessary capacity. Then how to build an office in a warehouse more quickly yet still ensure security? Let's dive deep into the 11 ways below to do it.

How to build an office in a warehouse

Step 1: Examine your space

After receiving requests from investors and businesses, the first step to building an office in a warehouse is to examine your space. Carry out a survey of the construction area of the combined factory as an office. In order to construct an office in a warehouse best, architects and engineers will directly measure all parameters and specifications according to the regulations of the factory. After synthesis, they will offer design options and advise on the most optimal options for enterprises and investors.

When materials are delivered to the site, good material organization minimizes the possibility of errors and allows the entire installation to proceed more quickly. In addition, there is a clean and clear workplace that reduces the risk of accidents due to hazards.

 Examine your space is one of the most important steps

Step 2: Find the location

The next step after surveying the site is to find a place to start construction. To construct an office in a warehouse, you need to conduct a field survey to select the location that best fits the criteria. Here are some notes for you to find the best place:

  • If the land for warehouse design is located in an urban residential area, it is mandatory to comply with the issued standards; Warehouse locations located in agricultural residential areas and villages must be explained in the Technical and Economic Thesis and approved;
  • The warehouse must not emit harmful gasses into the environment and excessive noise, especially in places where the population is allowed to  warehouses;
  • The enterprise must discuss and calculate the production cooperation between the warehouse and neighboring enterprises if the warehouse is located in a residential location;
  • The technology of preserving goods must be ensured when designing warehouses in residential areas;
  • The office and auxiliary room in the warehouse must comply with the design standards of the auxiliary building of the industrial enterprise.

Step 3: Measure your warehouse

Step 3 of the above process is to measure your warehouse. You should determine the location of the building in your warehouse facility using a line to arrange the inside dimensions of the office. Make sure there is a 90-degree angle for all corners of the building. You will want to double-check the layout and size you have drawn, and whether it matches the size provided on the customer package. For a rectangular room, this can be done by measuring the distance from one corner of the room to its opposite corner. Then do the same for the other two corners. If the measurements are equal, your layout should be square.

Step 4: Lay and fasten the base channel

In this step, line up your base channel along the outline of the office template you drew in the previous step. Use the provided fasteners, 1/4" nylon anchors, to fasten the channel securely to the concrete floor with the fasteners spaced every 18" in the center of the channel. The screw used to build the office in a warehouse is 10 "Phillips Pan when installing the base channel to the wooden floor. It is advisable for you to use it to lay a durable base channel and a more lasting one.

Step 5: Choose your construction materials

Construction materials are one of the key factors determining the success of a factory. Currently, construction materials are also diverse and abundant in the market, but each product will be suitable for different types of construction.

A bonding material comprising:

  • Cement
  • Cement paste: A mixture of cement and water. Cement paste has few practical applications, mainly used in the study of cement materials due to the large percentage and many physical properties of this material.
  • Cement mortar: Mixture of cement, sand, and water. In other words, mortar is the material received when adding sand to the formulation of the cement paste.
  • Concrete: Mixtures of cement, sand, gravel, and water or on a case-by-case basis may contain additional additives or other additives.

Of the three types mentioned above, concrete is the most used. Often concrete is produced right at the cement processing station and then transported to the construction site to help ensure the quality of concrete.

Paint:

The paint is used for the purpose of increasing the aesthetics and protecting the construction. The paint has many functions such as waterproof paint for floors and walls, rust and fireproof paint for steel structures, and insulation paint for corrugations and walls. Currently, fire retardant materials have many products, including Unshaped refractory materials: Low-cement refractory concrete (LCC), ultra-low-cement (ULCC), and cementless (NCC); Injection-processed refractory concrete; Ductile refractory concrete; Compaction mixture; Insulated refractory concrete; Precast, alloyed, large-size refractory products; Ceramic anchors and refractory steel anchors. There are also fire retardant foams of materials sprayed directly onto steel structures. This foam can withstand high temperatures so it will be very useful for fireproofing your building.

Step 6: Start building your wall

Depending on the workshop type, enterprises will choose one of the following types of walls to build: load-bearing, self-bearing, and frame inserting. The wall stand design standards should ensure:

  • The foot of the brick wall must have a rainproof layer made of balls or other materials.
  • The moisture-proof layer at the foot of the wall must be made of cement mortar grade 75, thickness 20cm, and placed horizontally at the level of the finished ground.

Partitions can be made such as reinforced concrete slabs, steel mesh concrete, steel mesh with wooden or steel frames, and plywood or plywood panels. The workshops shall have a span size less than or equal to 12m and the height of columns shall be less than or equal to 6m. Make sure the wall ends are straight up and down before fastening to the existing wall and place the wall plate into the channel/base wall start angle, wall start. Again, make sure the wall is made of plumbing before fastening it to the channels.

Step 7: Insert corner post to attach panels

After mounting the first wall panel surely, you can proceed by mounting a corner post on the edge of the panel. An important thing to note: you must install your first wall panel at the short end of the post! The long edge will be used as an end to account for any wall growth during the wall installation. The corner posts built on the panel are designed to allow wall panel growth up to 3" if needed. You can also use the scraper to direct the corner column onto the panel.

Step 8: Continue the wall panel system

To construct rooms in the factory, you continue to work with partitions. The exterior walls and walls of the factory can be built with materials such as corrugated iron, bricks, etc. This work needs to ensure that the design matches, in accordance with the frame reinforcement in the process of building the factory. Although not requiring such high accuracy as the installation of roofing, the construction of external walls and inside the factory must take into account the options to ensure safety: fire, wind, dust... in the best way. The partition can be made of fire-resistant material, insulation such as Smartboard plate, Gywall rubber plate, etc. After the construction of the partition walls, the construction unit will build all types of doors, windows, doors, etc. After completing, the technical team needs to check the bolts have been caught, the connection points between the plates, and the slots at the doors,... to avoid being damped and watered later when the rain is over.

Step 9: Install the warehouse office’s roof deck

After all the above steps, what you need to do next is install the warehouse office's roof deck. To begin with, you should place the steel board on its lead edge with the plane facing upwards. Next position the floorboard with the short edge on the outer edge of the top channel. The top channel includes a flashing piece that acts as a decorative portion to conceal the metal roof portion. The long edge is flat with the sidewall while the roof floor is square. Then, fasten the floor to the top channel with screws. Start at the corner and continue along the long edge, placing the pins a moderate distance apart. Make sure to ensure the squareness of the floorboards before fastening. After the first-floor board is secured to the top groove of the wall, place the second board and “mating” the outer edges for an overlapping joint.

Step 10: Drop ceiling installation

After the above steps to construct an office in a warehouse, drop the ceiling to be able to finish. Drop ceilings are the most widely used ceilings in factories, industrial parks, offices, supermarkets, and stations. Because these are large areas. Construction of other types of ceilings will be time-consuming, and costly and if the failure of the power line is rectified, the overhead pipe will not be as quick as the drop ceiling.
